The most common thing we hear on a Viera inspection is “but the house is only six years old.” Mold isn’t an old-house problem. It’s a moisture problem, and newer homes grow it for different reasons than the 1960s block houses on the river. If you’re in Viera, Suntree, or the newer neighborhoods out toward Viera West, this page is about your kind of house.
Affordable Water and Mold Removal is a Cocoa-based, owner-run company, Florida-licensed for mold remediation, serving Viera since 2018. Call or text (321) 890-2512 for a free inspection.
Why a tight, efficient home can grow mold faster than a leaky old one
Modern Florida construction is built to keep conditioned air in and outside air out. That’s good for your power bill. It also means that when moisture gets into the envelope — a wall cavity, an attic, under a floor — it has nowhere to go. An old block house with single-pane windows breathed; a wet wall dried out on its own over a hot week. A 2015 Viera home with foam-sealed penetrations, a sealed attic, and a 16-SEER system that cycles short doesn’t breathe. Moisture that gets in stays in.
Three specific mechanisms we see over and over in Viera:
- Oversized A/C systems that short-cycle. The unit cools the air to the thermostat setting quickly and shuts off before it has run long enough to pull humidity out. The house is 74 degrees and 65 percent humidity. Over a summer, that grows mold on cold surfaces — supply registers, closet walls on exterior corners, the back of the master closet.
- Stucco and window penetrations. Production builders move fast. Where a window frame, hose bib, or light fixture goes through stucco over block or over frame, a missed bead of sealant lets wind-driven rain in during a storm. The water runs down inside the wall and shows up as a stain at the baseboard — sometimes a full season later.
- Condensate drain lines routed through the attic. Many Viera homes have the air handler in the attic. The primary drain clogs, the secondary pan overflows or its float switch fails, and the ceiling below takes it. Because the attic is sealed and hot, the drywall and insulation stay wet.
Mold in Viera almost always starts with water. If you have an active leak, a wet wall or flooding, our Viera water damage restoration team dries the structure first, then we handle the mold as part of the same job.
“Is it covered by the builder’s warranty?”
Maybe, and it’s worth asking before you pay for anything. Most Florida production builders carry a one-year workmanship warranty and a longer structural warranty, and some water intrusion issues — a stucco crack, a window flashing failure — fall under them. What a builder warranty almost never covers is the remediation itself or the contents damage. What we can do is document the water path and the point of entry in detail, so that if you make a warranty claim you have evidence of where the water came from and when. We’ve written up more than a few of these for Viera homeowners, and a clear moisture map tends to make the conversation with the builder shorter.
HOA and community considerations
Viera’s neighborhoods are governed, and that affects a mold job in practical ways:
- Dumpster and equipment placement. Some HOAs restrict dumpsters in driveways or limit the hours. We work around it — usually with a covered trailer rather than a roll-off, and we schedule hauling inside the allowed window.
- Exterior work. If the moisture source is a stucco crack or a window flashing problem, fixing it may be an exterior modification that needs an architectural review. We’ll tell you if the repair touches that, so you can get the approval moving while remediation is under way.
- Townhomes and villas with shared walls. In the attached communities, moisture travels between units. We document the water path from day one so the association and both owners’ insurers have a clear record.
What we do when we get there
The inspection is free and it starts with the water, not the mold. We take moisture readings across the affected area and beyond it, trace the source, and check the places newer homes hide problems — the attic around the air handler, the wall cavity under windows, the slab edge at exterior doors. Then you get a written Xactimate estimate before any work starts.
The remediation itself: containment around the work area, negative air through a HEPA filter, removal of affected porous materials (drywall, insulation, baseboard, the back of built-ins), HEPA vacuuming and antimicrobial treatment of what stays, air scrubbers running throughout, and fogging of the air handling system. We don’t open or disassemble the air handler — that’s HVAC-licensed work, and if your unit itself needs attention we’ll refer you.
When it’s done, an independent licensed mold assessor performs the clearance. Florida law prohibits one company from both assessing (testing) and remediating on the same property, and that’s the right rule; we inspect and remediate, and someone with no stake in our estimate confirms it’s clean.
After the mold is gone: fixing the reason it grew
In Viera, more than anywhere else we work, the follow-up matters as much as the removal. If the cause was short-cycling and high indoor humidity, remediating the closet wall and walking away means we’ll be back next summer. We’ll tell you what we found and what we think the fix is — usually a conversation with an HVAC contractor about run time, a dehumidifier, or a float-switch and drain-line service — and we’ll give you the moisture readings to hand them. We don’t do that work ourselves and we don’t take a referral fee for sending it.
Cost and insurance
We don’t quote mold by phone; the scope is set by how far the moisture went, and that takes a meter. The inspection is free and the estimate is written in Xactimate. On insurance: a sudden event — the attic pan overflow, a failed supply line, a water heater — is often covered, with a mold cap in most Florida policies. Mold from chronic humidity or a long-unnoticed stucco leak usually isn’t, though a builder warranty might apply to the entry point. We document for whichever path you take, and we work for you rather than the adjuster.

Will insurance pay for mold remediation in Viera?
It depends on what caused it, not on how bad it looks. In Florida, mold that follows a sudden covered loss (pipe failure, appliance line, A/C condensate overflow) is often covered, usually under a mold sub-limit of about $10,000. Mold from humidity, a slow leak nobody reported, or a roof that should have been repaired is generally not. The claim is decided on documentation: the source, moisture readings, dated photos and a clear scope. We provide all of it, and we are upfront when a situation is unlikely to be covered so you can decide whether to file at all.
