If you search for mold removal in Melbourne you’ll get a page full of franchises, lead-generation sites that sell your phone number to whoever pays, and a few companies that will be on the next flight out after hurricane season. Melbourne is the biggest city in Brevard, so it draws the most noise. This page is meant to help you sort through it — and to tell you plainly where Affordable Water and Mold Removal fits.
We’re a Cocoa-based company, owner-run, Florida-licensed for mold remediation, and we’ve been working Melbourne jobs since the company started on March 10, 2018. The owner, Ryan Townsend, still does every inspection himself. Call or text (321) 890-2512 — the inspection is free and there’s no pressure attached to it.
Five questions to ask any Melbourne mold company before you hire them
1. “Who holds the license, and can I see the number?”
Florida requires a state mold remediator license for any job over ten square feet. The license belongs to a person, not a truck or a brand name. Ask who it is. Ours is Daniel Ryan Townsend, MRSR3317, and you can look it up on the DBPR site in about thirty seconds. If a company hesitates, or the license belongs to someone at a corporate office three counties away, that tells you something.
2. “Are you going to test it and remove it?”
If the answer is yes, walk away. Florida law prohibits one company from both assessing (testing) and remediating mold on the same property. The company that tests has a financial reason to find a problem; the company that remediates has a reason to call the job finished. Keeping them separate protects you. We do a mold inspection — visual, moisture readings, source tracing — and if sampling is actually needed we refer you to an independent licensed assessor who has nothing to gain from our estimate.
3. “What happens to the water?”
Mold is a moisture problem with a biological symptom. Any company that’s going to treat the growth without finding and fixing why the material got wet is selling you a repeat visit. In Melbourne the usual culprits are condensate lines on older A/C systems, slab-adjacent plumbing leaks that run under the floor for weeks before anyone notices, and window and roof penetrations that started leaking during a storm and never stopped. We find the source first; it’s part of the free evaluation.
4. “Who signs off that it’s done?”
Not us. When remediation is complete, an independent licensed assessor performs the post-remediation verification. That’s the only honest answer to “how do I know the mold is gone.” A remediator who clears their own work is grading their own test.
5. “Who am I actually talking to?”
A dispatcher at a national call center, a franchise owner’s sales rep, or the person who will be in your house? With us, it’s the owner on the phone and the owner on the inspection, and the same two technicians through to the end of the job. We’re not the biggest company working Melbourne. We are the one where the person who quoted it is the person responsible for it.
Mold in Melbourne almost always starts with water. If you have an active leak, a wet wall or flooding, our Melbourne water damage restoration team dries the structure first, then we handle the mold as part of the same job.
What mold remediation actually involves — in plain English
You’ll see a lot of jargon. Here is what it means and why each piece matters:
- Containment — plastic sheeting sealing the work area off from the rest of the house. Without it, every piece of drywall you pull sends spores through your return air.
- Negative air — a machine pulling air out of the containment through a HEPA filter so the pressure inside is lower than outside. Spores flow in, not out.
- Removal, not treatment — porous materials with growth (drywall, insulation, baseboard, the back of cabinets) get bagged and removed. You cannot clean mold out of drywall; the roots are inside the paper facing.
- HEPA vacuuming and antimicrobial — what stays (framing, slab, non-porous surfaces) gets vacuumed, cleaned, and treated.
- Air scrubbing — HEPA units run throughout the job and afterward to pull airborne spores.
- HVAC fogging — the air handling system gets fogged to address what circulated through the ducts. We don’t open the air handler; that’s HVAC-licensed work, and if your unit needs it we’ll say so and refer you.
- Clearance — the independent assessor’s sign-off, described above.
Melbourne-specific: where we find mold most often
Every town has its patterns. In Melbourne and West Melbourne the ones we see repeatedly:
- Condos and townhomes along the Eau Gallie and Crane Creek corridors, where a leak in one unit shows up as mold in the neighbor’s wall and nobody knows whose insurance it is. We’ve handled plenty of these and can help with the documentation.
- 1970s–80s block homes in the established neighborhoods off Babcock and Wickham, where the original A/C closet is inside the living space and the drain line has been clogging for years.
- Newer West Melbourne construction where a builder-grade window or stucco penetration started leaking in the first hurricane season and the owners found it when the baseboard swelled.
- Rentals near FIT and the Melbourne Square area, where a tenant’s bathroom exhaust fan hasn’t worked in a decade.
Cost and insurance, honestly
We don’t quote mold over the phone and you should be skeptical of anyone who does. Scope depends entirely on how far the moisture traveled, and that takes a meter, not a guess. The inspection is free; you get a written Xactimate estimate before anything starts. On insurance: sudden, covered water events (a supply line failure, a water heater, an A/C overflow) often carry mold coverage, usually capped. Long-term humidity or an old leak usually doesn’t. Either way we document the source and the damage in the format your adjuster uses — but our customer is you, and the scope is what your house needs.
What Melbourne neighbors say about us
“I’ve done my homework so trust me when I say that Affordable Water and Mold Removal is the only company that you should consider if you’re having issues in your home. Mr. Townsend is honest, professional and extremely knowledgeable at his craft. Thank you Mr. Townsend!”
Read more reviews on our Google profile. We only ask for a review after real work is done, never after an inspection.
What we don’t do
We don’t rebuild. Once the remediation is cleared, we hand you off to contractors we’ve worked with for years for the drywall, paint, and flooring. We don’t do mold testing, for the legal reason above. And we don’t do 24-hour emergency dispatch — our office hours are 8 to 5, Monday through Friday, and a technician is usually on site within about an hour for an emergency during those hours. Being honest about that is part of being honest about everything else.

Will insurance pay for mold remediation in Melbourne?
It depends on what caused it, not on how bad it looks. In Florida, mold that follows a sudden covered loss (pipe failure, appliance line, A/C condensate overflow) is often covered, usually under a mold sub-limit of about $10,000. Mold from humidity, a slow leak nobody reported, or a roof that should have been repaired is generally not. The claim is decided on documentation: the source, moisture readings, dated photos and a clear scope. We provide all of it, and we are upfront when a situation is unlikely to be covered so you can decide whether to file at all.
