Affordable Water and Mold Removal is a Florida-licensed mold remediation company based in Cocoa, about ten minutes up US-1 from Rockledge. We’ve been handling mold in Rockledge homes and businesses since 2018 — riverfront block homes along the Indian River, established neighborhoods off Fiske and Murrell, and the newer construction out toward Viera. Owner Ryan Townsend inspects every job himself, and the same small crew is on site from the first day to the independent clearance.
Call or text (321) 890-2512 for a free mold inspection. Office hours are 8 a.m. to 5 p.m., Monday through Friday.
Signs you need mold remediation
- Visible growth on drywall, baseboards, ceilings, cabinets, or the back of furniture against an exterior wall
- A musty smell that doesn’t go away, especially when the A/C kicks on
- Any area that stayed wet for more than a couple of days — a slow leak under a sink, a roof leak after a storm, an A/C condensate line that backed up
- Allergy or respiratory symptoms that improve when you leave the house
- Bubbling paint, warped baseboards, or soft drywall, which usually mean moisture is sitting inside the wall
If you’re seeing any of these, don’t start pulling drywall or spraying bleach. Disturbing active growth without containment spreads spores through the house, and bleach doesn’t reach the roots on porous materials. Call us first — the inspection is free and we’ll tell you honestly whether it’s a job for us or something you can handle.
Mold in Rockledge almost always starts with water. If you have an active leak, a wet wall or flooding, our Rockledge water damage restoration team dries the structure first, then we handle the mold as part of the same job.
Mold inspection vs. mold testing — what Florida law says
Florida does not allow the same company to both assess (test) mold and remediate it on the same job. It’s a conflict of interest, and companies that offer to “test and remove” in one visit are either breaking that rule or skipping the test.
We don’t test. What we do is a mold inspection: we look at the affected area, take moisture readings, trace where the water came from, and tell you whether you need a licensed mold assessor first or whether the problem is clear enough to remediate directly. If an assessment is needed, we refer you to an independent assessor. When the remediation is done, an independent licensed assessor performs the clearance — not us — so the result is objective proof the job meets the standard.
How we remediate mold in Rockledge homes
- Free inspection and moisture evaluation. We find the water source, because mold always comes back if the moisture does.
- Written estimate. You get it in Xactimate, the same pricing platform insurance companies use, before any work starts.
- Containment and negative air. The work area is sealed with plastic and put under negative pressure so spores don’t travel through the rest of the house.
- Removal. Contaminated porous materials — drywall, insulation, baseboard, damaged cabinetry — are bagged and removed. Framing and other materials that can be saved are cleaned and treated.
- HEPA air scrubbing and antimicrobial treatment. Air scrubbers run throughout the job, and everything in the containment is HEPA-vacuumed and treated.
- HVAC fogging. We fog the air handling system to treat spores that circulated through the ductwork. (We’re not HVAC contractors, so we don’t open or disassemble the air handler — if the unit itself needs work, we’ll tell you.)
- Independent clearance. A licensed third-party assessor confirms the area is clean before we close the job.
We don’t do the rebuild — putting drywall, flooring, and trim back. For that we refer you to contractors we work with regularly and trust, so there’s no gap between remediation and repair.
Where mold comes from in Rockledge homes
Brevard County humidity does most of the work. The specific triggers we see most in Rockledge:
- A/C condensate lines that clog and overflow into a closet or wall — the single most common cause we see in Florida homes
- Slow plumbing leaks under kitchen sinks, behind refrigerators, and around toilet flanges, often hidden until the cabinet floor goes soft
- Roof and window leaks after summer storms and hurricanes, especially in older homes where the flashing has aged
- Water heater and washing machine failures
- Water damage that wasn’t dried properly the first time — a dry-out that stopped at “feels dry” instead of reading dry on a meter
- Poor ventilation in bathrooms and closets on exterior walls, where humidity condenses
Does insurance cover mold remediation?
Sometimes. If the mold came from a sudden, covered event — a burst pipe, a water heater failure, an A/C overflow — the remediation is often covered, though many Florida policies cap mold at a set dollar amount. Mold from long-term neglect, humidity, or a leak that went unreported usually isn’t covered. We document everything (photos, moisture readings, the water source) and write the estimate in the insurer’s format, but you’re our customer, not the insurance company: we scope the job for what your home needs, not for what an adjuster would rather pay.
What it costs
Every job is different, so we don’t quote by phone. The inspection and moisture evaluation are free, and you get a written Xactimate estimate before any work starts. We offer a discount for veterans and seniors — mention it when you call.
Why Rockledge homeowners call a local company
You’ll talk to the owner, not a call center. Ryan writes your estimate, the same two technicians handle your job, and we live and work here — our office is in Cocoa and the owner grew up in Port St. John. We’re IICRC-certified, BBB-accredited, and Florida-licensed for mold remediation (license MRSR3317).
What Rockledge neighbors say about us
“Ryan came out the same day I called and he was just incredible. Since this was a small mold job he gave me step by step instructions on how to remediate this myself. He also provided links to the products I needed to buy. You just don’t see that type of integrity these days. He also told me to call him if I had any questions. In the end he spent 30 minutes here as part of my free estimate. I would highly recommend Ryan for any mold or water damage. He is very honest and cares about his customers.”

Rockledge mold remediation FAQ
How long does mold remediation take?
Most residential jobs take two to five days depending on how much material has to come out and whether a water source needs to be dried first. Independent clearance is scheduled after that.
Can I stay in my house during remediation?
Usually, yes. The work area is sealed off under negative air, so the rest of the house stays usable. If the affected area is a kitchen or the only bathroom, or if someone in the home has serious respiratory issues, we’ll talk through it before we start.
Do I need a mold test before you can start?
Not always. Visible mold with a clear moisture source doesn’t need a test to tell you it’s mold. Where the source isn’t clear, the area is large, or you need documentation for insurance or a real-estate transaction, we’ll refer you to an independent assessor first.
Do you serve the rest of Brevard County?
Yes — all of it, from Mims and Titusville to Palm Bay and the beaches. Rockledge, Cocoa, Viera, and Merritt Island are the core of our service area because they’re closest to the office.
What if the mold is in the A/C?
We fog the air handling system as part of remediation, which treats spores in the ducts and the unit. If the coil, drain pan, or ductwork itself is damaged and needs replacement, that’s HVAC work and we’ll refer you to a licensed HVAC contractor.

Does insurance cover mold in Rockledge?
Sometimes, and the wording of your policy decides it. Most Florida homeowner policies pay for mold only when it is the result of a sudden, covered water event (a burst supply line, a water heater failure, an A/C overflow) and many cap mold coverage at around $10,000 unless you bought an endorsement. Mold from a long-term leak, humidity, roof neglect or a window that has been seeping for years is usually excluded. What we do about that: we document the moisture source, take readings and photos before anything is removed, and write the scope so your adjuster can connect the mold to the covered event. If there is no covered event, we tell you that too, so you are not paying a deductible on a claim that will be denied.
Rockledge zip codes and neighborhoods we cover
Zip codes: 32955, 32956. We work throughout Rockledge Drive riverfront, Fiske and Barnes Boulevard, Murrell Road and the Viera East border. Rockledge mixes 1960s river homes with newer Viera-edge subdivisions, and the failure points are completely different: cast iron and galvanized lines in the old ones, PEX fittings and A/C condensate lines in the new ones.
