Mold Remediation in Titusville: Your Estimate, Line by Line

Every Titusville mold job we do starts the same way: a free inspection, then a written estimate in Xactimate, the same software insurance adjusters use, before anyone touches a wall. Most homeowners have never read one of these. They see a column of line items with codes and quantities and a total at the bottom, and they either trust it or they don’t. This page takes a typical Titusville kitchen mold remediation and goes through the estimate one line at a time, so you know what you’re looking at and what to ask about, whether the estimate is ours or someone else’s.

Affordable Water and Mold Removal, Inc. is a Florida-licensed mold remediator (MRSR3317), founded in 2018 and based in Cocoa, with a second location now being readied at 910 Tropic Street in Titusville. Call or text (321) 890-2512. Monday through Friday, 8 to 5.

The job we’re using as the example

A Titusville homeowner off Garden Street called about a smell in the kitchen. The inspection found a slow leak at the sink drain had been wetting the cabinet base and the wall behind it for a long time; when the lower cabinets came away from the wall, there was established mold on the back of the cabinets, the drywall, and the bottom plate of the wall. The job was containment, removal of the affected cabinetry and drywall, treatment of the framing, air scrubbing, and clearance. The homeowner’s words afterward were “professional, efficient, and kind,” which is what we’re aiming for. Here is what her estimate contained, and why.

Mold growth along a cabinet edge in a Titusville kitchen, the kitchen with lower cabinets and drywall removed under plastic containment with an air scrubber running, and an air mover drying the floor
The Titusville kitchen in question. Left: what was behind the cabinet toe-kick. Center: lower cabinets and drywall out, containment up, air scrubber running. Right: air movement on the floor once the wet material was gone.

Mold in Titusville almost always starts with water. If you have an active leak, a wet wall or flooding, our Titusville water damage restoration team dries the structure first, then we handle the mold as part of the same job.

Line 1: Containment barrier

Measured in square feet of plastic sheeting, with zipper doors. This is what keeps a kitchen mold job from turning into a whole-house mold job. Spores that get disturbed during demolition have to stay in the work area, and the only way to guarantee that is a sealed barrier with the air inside it under negative pressure. If an estimate for mold removal doesn’t have containment on it, ask why. Sometimes there’s a good answer (a small, isolated area in a garage, say). Usually there isn’t.

Line 2: Negative air machine / air scrubber, per day

A HEPA-filtered unit that pulls air out of the containment and exhausts it outside, so the pressure inside the barrier is lower than the house around it and air flows in, never out. Billed per machine per day for the length of the job, and it runs the whole time, including after demolition while things dry. On the Titusville kitchen it ran four days.

Line 3: Tear out cabinetry (lower), detach and reset or remove

Here’s where honesty about scope matters. On this job the lower cabinets had mold on the back panels and the bases. Particle-board cabinet boxes that have been wet don’t come clean; the mold is in the material, not on it. So this line was “remove and dispose,” not “detach and reset.” We’ll always tell you which, and why, and we’ll show you the back of the cabinet so you can see it for yourself. Upper cabinets that are dry stay, and we protect them.

Line 4: Tear out drywall, per square foot, to the height the meter says

Not “two feet” by default, and not “the whole wall.” The meter sets it. We read the wall every foot going up and cut six inches above the last wet reading. On a slow drain leak the wet zone is usually low, so it’s a short cut; on a roof leak coming down from above, the cut starts at the ceiling. The line item will show the square footage. You can check it with a tape measure, and we’d rather you did.

Line 5: Remove baseboard and wet insulation

Baseboard holds water against the wall base and is almost always wet behind. Insulation in a wet wall cavity is a sponge. Both go. Both are cheap lines, and both matter more than their price suggests.

Line 6: HEPA vacuum and antimicrobial treatment of framing and remaining surfaces

Once the porous material is gone, what’s left is the framing, the block or sheathing behind it, and the slab. These get HEPA-vacuumed to remove loose spores and then treated with an antimicrobial. Measured in square feet of surface. The treatment is a cleaning step, not a magic coating; if the wood is still wet it has to be dried as well, which is the next line.

Line 7: Drying equipment, per day

Dehumidifiers and air movers, billed per unit per day. The quantity depends on the cubic feet of the space and how wet the structure reads. The Titusville kitchen needed one dehumidifier and two air movers for three days before the framing and slab met the dry standard. This is the line that varies most between jobs, and the one where the daily moisture log we keep is your proof that the days were needed.

Line 8: Fog the HVAC system

If the air handler was running during the time mold was active, spores have been through the ductwork. We fog the system with an antimicrobial. What we don’t do is open or disassemble the air handler, because that’s HVAC-licensed work and we don’t hold that license. If the unit itself needs attention, as it did on a Titusville job where a malfunctioning A/C had been driving the indoor humidity up and feeding the mold, we’ll say so and refer you.

Line 9: Debris disposal

Bagged, sealed, hauled, dumped. Charged by the load. Every bag of mold-contaminated material is sealed before it leaves the containment.

Line 10: Post-remediation clearance by an independent assessor

This one is usually a note rather than a line on our estimate, because we don’t do it and we don’t bill for it. Florida law prohibits the company that remediates mold from also assessing (testing) it on the same property. When our work is done, a separate, licensed mold assessor inspects and samples and issues the clearance. You pay them directly. We think this is the single most important thing on the page: the person who says the job is clean is not the person who got paid to do it.

What’s not on the estimate

The rebuild. New drywall, texture, paint, cabinets, flooring: none of that is ours. We’ll refer you to a contractor we trust, and our estimate stops where theirs starts, so there’s no overlap and no double billing. If you see a mold remediation estimate with drywall hanging and painting on it, that’s a company doing both halves, which is legal but worth understanding; the rebuild is where margins live, and it can shape how aggressive the demolition scope gets.

Titusville-specific things that change the estimate

  • Manufactured and mobile homes in the north end of the county have subfloors instead of slabs. On a Titusville manufactured home where the water heater failed in a closet next to the kitchen, the water went into the subfloor and the lower cabinets both. Subfloor removal and drying is its own set of lines.
  • Rentals. A Titusville rental had a water heater flood the unit, and the inspection found evidence of several earlier floods nobody had dealt with, with mold in multiple rooms. The estimate had to cover all of it, not just the newest event, and it was written so the owner could show a tenant or a county inspector exactly what was found.
  • Roof leaks in the 1960s-80s houses off Garden and Cheney. On one, water had come through a bathroom into the subfloor below, and the readings had to include the attic and roof framing before the scope was set. On a small window leak in another Titusville bedroom, the contaminated drywall under the sill was a few square feet, and the estimate was small accordingly. Scope follows the moisture.
  • Commercial and nonprofit buildings. A charity’s building on South Robbins had a rooftop HVAC unit leaking into the upstairs for long enough to cause heavy contamination in the bedrooms and closets. Two-story, commercial, rooftop equipment: more containment, more lift work, more days.
A corroded water heater connection, water staining and debris at the base of a door frame, and mold growth on a wall beside water heater piping in a Titusville rental
The Titusville rental: the water heater connection that failed (left), staining at the base of the door frame from earlier floods (center), and growth on the wall beside the heater’s piping (right). The estimate covered all of it.

Why Tropic Street matters to you

Titusville has been a forty-minute drive from our Cocoa shop. The second location at 910 Tropic Street, which we’re remodeling now, puts equipment and a truck in North Brevard. Once it’s open, a Titusville, Mims or Scottsmoor emergency during business hours will have a shorter clock than “within about an hour.” Until then, that’s still the honest number, Monday through Friday, 8 to 5. We don’t dispatch overnight; existing customers with an active job have an after-hours text line.

Clean-up was immaculate. I couldn’t have asked for a better experience. Wish they were located in Ohio! I’d use them again and highly recommend their services.”

— A. S., Google review, Titusville

“Ryan came when he said. He checked the areas where we thought we had mold. We discussed a plan of action which we will implement. Ryan was gregarious, very knowledgeable, and honest. He didn’t sell us anything, but pointed in the direction of solutions we could implement. He was excellent! Highly recommended!”

Cost, insurance, and the one thing we’ll always say

We don’t quote mold over the phone, because every line above depends on a reading we haven’t taken yet. The inspection is free, the estimate is written, and it’s in your hands before work starts. If the mold came from a sudden event, it’s often covered, usually with a cap; if it came from a long-running leak or humidity, it usually isn’t. We document for the claim in the format the adjuster uses, and we work for you, not the carrier. Veterans and seniors get a discount. And if the inspection shows you don’t need remediation, you’ll hear that too, and you won’t get an estimate at all.

Does insurance cover mold in Titusville?

Sometimes, and the wording of your policy decides it. Most Florida homeowner policies pay for mold only when it is the result of a sudden, covered water event (a burst supply line, a water heater failure, an A/C overflow) and many cap mold coverage at around $10,000 unless you bought an endorsement. Mold from a long-term leak, humidity, roof neglect or a window that has been seeping for years is usually excluded. What we do about that: we document the moisture source, take readings and photos before anything is removed, and write the scope so your adjuster can connect the mold to the covered event. If there is no covered event, we tell you that too, so you are not paying a deductible on a claim that will be denied.

Titusville zip codes and neighborhoods we cover

Zip codes: 32780, 32796. We work throughout Downtown, Indian River City, Whispering Hills, La Cita, Royal Oak and the Garden Street corridor. North Brevard has a lot of older concrete-block and terrazzo-floor homes; water finds the slab cracks and cabinet toe-kicks first.
