Merritt Island sits between the Indian River and the Banana River with the ocean a causeway away. That makes for good fishing and a serious humidity problem. More of our Merritt Island calls trace back to the environment itself — canal-front moisture, salt air that eats window seals, slab homes with no vapor break — than to a single dramatic leak. So this page is organized the way we think about the island: by where you live on it and what that does to your house.
Affordable Water and Mold Removal is based in Cocoa, ten minutes across the 520 causeway. We’ve worked Merritt Island since 2018. Florida-licensed for mold remediation, IICRC-certified, owner-run. Call or text (321) 890-2512 for a free inspection.
Canal and riverfront homes: the humidity never leaves
From the Sykes Creek canals to the Banana River side off Courtenay, waterfront homes on Merritt Island live at a baseline humidity most Florida houses don’t. We see three patterns:
- Mold behind furniture on the water-facing wall. The wall stays a few degrees cooler, the air against it condenses, and the back of a dresser or headboard turns dark. This is almost never a leak; it’s a ventilation and dew-point problem, and the fix involves air circulation and dehumidification as much as removal.
- Sliding door and window tracks. Salt air degrades seals faster than inland, and wind-driven rain off the river finds every gap. The growth shows up in the drywall return below the window and in the sill plate.
- Dock-side storage and garage conversions that were never conditioned properly and now hold the family’s belongings — cardboard, fabric, and leather all go first.
For canal homes we spend more time than usual on the moisture plan after remediation, because the source isn’t a pipe you can turn off. Sometimes that’s a dehumidifier recommendation; sometimes it’s a conversation about how the A/C is sized and run.
Mold in Merritt Island almost always starts with water. If you have an active leak, a wet wall or flooding, our Merritt Island water damage restoration team dries the structure first, then we handle the mold as part of the same job.
The 1960s–70s space-race block homes
A huge share of Merritt Island’s housing went up when Kennedy Space Center was hiring everyone it could find. Concrete block, slab-on-grade, terrazzo or tile over slab, original cast-iron drains in a lot of them. They’re solid houses and they have predictable mold stories:
- Cast-iron drain lines under the slab that have rusted through. The leak runs under the floor for months. The first sign is a musty smell in one room with no visible water, or a tile that’s gone hollow underfoot. These require leak detection before remediation, and we do that as part of the evaluation.
- Original A/C closets inside the living space, often in a hallway, with a condensate line that’s been clogging and overflowing into the adjacent wall for years. The drywall on the other side of that closet is where we usually find it.
- Added-on rooms — Florida rooms, enclosed carports, converted garages — where the new roofline meets the old one and the flashing was never quite right.
- Bathrooms with no exhaust fan, or one that vents into the attic instead of outside. The ceiling drywall and the attic-side insulation above the shower take it.
North Merritt Island: elevated homes and crawl spaces
Up past the Barge Canal, housing is more spread out and more of it is elevated — older frame houses on piers, newer homes with crawl spaces or stem walls. Crawl spaces on an island in Florida are a mold risk by default. What we look for: standing water or damp soil, missing or torn vapor barrier, insulation that’s fallen from the subfloor and is holding moisture, and HVAC ducts running through the crawl with condensation on the outside. Crawl space remediation is a different job from an interior wall — more containment planning, more protective equipment — and the moisture fix (encapsulation, drainage, ventilation) matters more than the cleaning.
Condos and the Cocoa Beach side
South Merritt Island and the stretch toward the 520 beach-side causeway have condo buildings where mold crosses unit lines. Water from an upstairs A/C pan ends up in your ceiling; a neighbor’s shower pan fails into your wall. We’ve done a lot of these. The remediation is standard; the complication is who pays. We document the water path thoroughly — photos, moisture mapping, the point of origin — because the association’s insurer, your insurer, and the neighbor’s insurer are going to argue about it and you want a clear record on day one.
How the job actually goes
Whatever kind of Merritt Island home you’re in, the shape of the work is the same:
- Free inspection and moisture evaluation. We find where the water is and where it came from.
- Written estimate in Xactimate, before any work.
- Containment and negative air so the rest of the house stays clean.
- Removal of affected porous materials; cleaning and antimicrobial treatment of what stays.
- HEPA air scrubbing and fogging of the air handling system.
- Independent clearance by a licensed assessor — not by us.
- Handoff to a contractor we trust for the rebuild. We don’t put the drywall back ourselves.
About testing — and why we don’t
Florida law doesn’t allow the same company to assess (test) and remediate mold on one property, and that’s a good rule. We inspect; if sampling is needed we refer you to an independent assessor; and an independent assessor clears the job when it’s done. If a company offers to test and remove in one visit, they’re either skipping the test or breaking the rule.
What it costs, and insurance
The inspection is free. Scope and cost depend on how far the moisture traveled, which is why we don’t quote by phone. Insurance tends to cover mold from a sudden event — a supply line, a water heater, an overflowed condensate pan — often with a cap; it rarely covers mold from humidity or a long-ignored leak. For canal homes especially, be prepared that a condensation problem is usually a maintenance issue in the insurer’s eyes. We document everything either way, in the format the adjuster uses, and we scope the job for your house, not for the claim.

Does insurance cover mold in Merritt Island?
Sometimes, and the wording of your policy decides it. Most Florida homeowner policies pay for mold only when it is the result of a sudden, covered water event (a burst supply line, a water heater failure, an A/C overflow) and many cap mold coverage at around $10,000 unless you bought an endorsement. Mold from a long-term leak, humidity, roof neglect or a window that has been seeping for years is usually excluded. What we do about that: we document the moisture source, take readings and photos before anything is removed, and write the scope so your adjuster can connect the mold to the covered event. If there is no covered event, we tell you that too, so you are not paying a deductible on a claim that will be denied.
Merritt Island zip codes and neighborhoods we cover
Zip codes: 32952, 32953. We work throughout North Merritt Island, the Courtenay Parkway corridor, Sykes Creek canal streets, Milford Point and Tropical Trail. Canal and riverfront homes here sit low; after a storm we are usually checking for wind-driven rain and surge intrusion along with the interior leak.
