Mims is the far north end of what we cover, and it’s the part of the county most restoration companies skip because it’s a drive from Melbourne. It isn’t a drive for us. What’s different about Mims houses
Older housing stock, bigger lots, wells and septic, and a lot of properties that are rentals or second homes nobody is in every day. That last part matters most. A leak in an occupied Cocoa Beach condo gets noticed in hours. A leak in a Mims rental between tenants can run for weeks, and by the time we’re called the question is not “how do we dry this” but “how much of this is already a mold job.” We’d rather you call early, even if it turns out to be nothing.
Mims also has more raised‑floor and older frame construction than the south end of the county. Wood subfloors, crawl spaces and plaster behave differently from block and slab: they hold water longer, they hide it better, and drying has to be checked from underneath as well as above.
Two recent Mims jobs
The wax ring. A toilet wax ring in a master bathroom failed and leaked for a while before anyone caught it. The damaged drywall, the vanity and the baseboards came out, the subfloor and the wall cavity were dried and treated, and we handed the room off clean for the rebuild. That is a very normal Mims call.
