Mold Remediation in Cocoa, FL — From the Company That Lives Here

I grew up in Port St. John. I’m raising my family here. Our office is on Cairo Road, and when someone in Cocoa calls about mold, there’s a decent chance I know the street — maybe the house. I started Affordable Water and Mold Removal on March 10, 2018, after years of working for someone else in this industry, and I started it here on purpose. This page is about what mold looks like in Cocoa homes specifically, and what you get when you call a company that isn’t passing through.

If you’d rather skip the reading: call or text (321) 890-2512, the inspection is free, and I’ll be the one who shows up. Office hours are 8 to 5, Monday through Friday.

Cocoa isn’t one kind of town, and it doesn’t have one kind of mold problem

People who don’t work here think of Cocoa as one place. It isn’t. The housing changes completely every couple of miles, and so does what goes wrong inside the walls.

Port St. John and the north end

Mostly 1970s–90s block homes on slab, a lot of them with the original A/C still in a hall closet or the garage. This is where I see the most condensate-line overflows — the drain clogs, the pan fills, and it quietly soaks the drywall on the other side of the closet for weeks. I also see a lot of water heater failures in garages that are a step down from the house, where the water runs toward the house instead of out the door. Both are sudden events, both are usually insurable, and both grow mold inside of a week in our humidity.

Cocoa Village and the older river-side streets

Frame houses and early block from the 1920s through the 50s, some of them beautiful, most of them with at least one roof that’s been patched more than replaced. Here the mold is usually roof- and window-driven: wind-blown rain gets in around aged flashing or a window that’s shifted in its frame, runs down inside a plaster-and-lath or early-drywall wall, and shows up as a stain at the baseboard a season later. These houses also have crawl spaces and raised floors, which means moisture can come from below as easily as above. And several are in the historic district, so when we talk about the moisture repair we talk about what the district will and won’t allow on the exterior.

Cocoa North, Byrd Plaza, and the US-1 corridor

A mix — apartments, duplexes, small rentals, and commercial storefronts. A lot of my calls here come from landlords and property managers, and the mold is usually a tenant-reported bathroom or kitchen problem: an exhaust fan that hasn’t pulled air in years, a slow leak under a sink nobody opened the cabinet to look at, a shower pan that’s failed into the unit below. For rentals, the documentation matters as much as the remediation, and I write it up knowing it may end up in front of a tenant’s attorney or a county inspector.

West of I-95 and out toward the new construction

Newer homes, tighter envelopes, and the problems that come with them — short-cycling A/C that never pulls the humidity down, stucco penetrations that weren’t sealed, attic air handlers that overflow into the ceiling. I’ve written a whole page about this pattern for Viera, and most of it applies out here too.

Mold in Cocoa almost always starts with water. If you have an active leak, a wet wall or flooding, our Cocoa water damage restoration team dries the structure first, then we handle the mold as part of the same job.

What I actually do when I come out

The inspection is free and I don’t rush it. I’m looking for the water first — moisture meter on the walls and floor, tracing where it came from, checking the places that kind of house hides problems. I’ll tell you plainly whether what you have is something you can deal with yourself, something that needs a licensed assessor to look at before anyone touches it, or something we should remediate. Then you get a written estimate in Xactimate before any work starts.

If it’s a remediation job: we contain the area under negative air, remove the porous materials that have growth in them, HEPA-vacuum and treat what stays, run air scrubbers through the job, and fog the air handling system. When we’re done, an independent licensed assessor — not me — confirms it’s clean. That’s required by Florida law and it’s the right way to do it.

Two things I don’t do. I don’t test mold, because Florida doesn’t let one company both assess and remediate the same property, and that rule protects you. And I don’t do the rebuild — I’ll hand you to a contractor I trust for the drywall and paint, because I’d rather be good at one thing than mediocre at two.

What “local” actually means here

A lot of companies say local. Here’s what it means with us:

  • The person who answers the phone during business hours, inspects your house, writes the estimate, and is responsible for the job are all the same person. Me.
  • Our two technicians, Greg and Joey, are the same two you’ll see every day of the job. No rotating crews.
  • For an emergency during business hours, we’re normally there within the hour — the office is in Cocoa, so most of the city is ten minutes away.
  • If something’s not right afterward, you call me, not a franchise’s customer-service line.
  • I’m going to see you at Publix. That changes how I do the work.

Cost, insurance, and the honest version of both

I don’t quote mold over the phone. The scope depends on how far the moisture went, and I can’t know that without a meter in my hand. The inspection is free, the estimate is written, and you’ll have it before any work starts. We offer a discount for veterans and seniors — mention it.

On insurance: if the mold came from a sudden event — the water heater, the A/C pan, a supply line — it’s often covered, usually with a cap. If it came from humidity or a long-ignored leak, it usually isn’t. Either way I document the source and the damage in the format your adjuster uses. But I work for you. The scope is what your house needs, not what the carrier would prefer to pay for, and I’ve had that conversation with adjusters more times than I can count.

One more thing about hours

We’re not 24/7. We used to be, and we stopped, because the work I want to do well is the work I do during the day with a rested crew. Our hours are 8 to 5, Monday through Friday. Existing customers with an active job have a text line for after hours. If you find water at 11 p.m., shut off the source, move what you can, and call at 8. The dry-out starts the same day either way.

Does insurance cover mold in Cocoa?

Sometimes, and the wording of your policy decides it. Most Florida homeowner policies pay for mold only when it is the result of a sudden, covered water event (a burst supply line, a water heater failure, an A/C overflow) and many cap mold coverage at around $10,000 unless you bought an endorsement. Mold from a long-term leak, humidity, roof neglect or a window that has been seeping for years is usually excluded. What we do about that: we document the moisture source, take readings and photos before anything is removed, and write the scope so your adjuster can connect the mold to the covered event. If there is no covered event, we tell you that too, so you are not paying a deductible on a claim that will be denied.
