Most mold pages tell you mold is bad and you should call. You know that. This page does something different: it walks through real Palm Bay jobs we’ve done, quadrant by quadrant, so you can match what’s happening in your house against what we’ve already seen in houses like it. Names and street addresses are left out. The details are real.
Affordable Water and Mold Removal is a Florida-licensed mold remediator (MRSR3317) based in Cocoa and working all of Brevard, Palm Bay included. The inspection is free, and if you’re in a hurry: (321) 890-2512, call or text, Monday through Friday 8 to 5.
The Palm Bay pattern: the water is usually coming from inside
Palm Bay is the biggest city in the county by a wide margin, and most of its housing went up between the early 1980s and the mid-2000s on concrete slabs, with tile or laminate laid straight over the slab and the original plumbing still in the walls. That combination produces a specific kind of mold problem. Up in Cocoa Village or on the Merritt Island canals, we chase roof leaks and rising moisture. In Palm Bay, more often than not, we chase a drain.
Tub drains, vanity drains, shower pans, and A/C condensate lines fail slowly and quietly. The water doesn’t pool where you can see it. It runs under the tile, soaks the bottom of the drywall from behind, and wicks into the next room. By the time there’s a smell or a soft spot, the mold has had weeks or months. Here’s how that has played out across the city.

Mold in Palm Bay almost always starts with water. If you have an active leak, a wet wall or flooding, our Palm Bay water damage restoration team dries the structure first, then we handle the mold as part of the same job.
Northwest Palm Bay
What they noticed: a vague musty smell and flooring that felt different underfoot in a couple of rooms. Nothing dramatic.
What we found: an A/C condensate drain line had been leaking inside a wall for a long time. The water had traveled between the layers of flooring, laminate over older vinyl over slab, and spread well beyond the air handler closet. Moisture readings were high in rooms that had no obvious connection to the A/C at all. Mold had grown on the underside of the flooring and the back of the drywall along its path.
What we did: traced the moisture room by room with meters so the scope was based on readings, not guesses. Removed the flooring and the lower drywall along the wet path, set up containment and negative air, treated and HEPA-vacuumed what stayed, and ran dehumidifiers and air movers until the slab and framing read dry. The same house turned out to have a second, unrelated slow leak at a guest-bath vanity drain, which had produced its own pocket of mold. We handled both.
Two other northwest jobs followed the same script with a different fixture. In one, a master-bath shower pan had been leaking for long enough that the master closet and the kitchen on the other side of the wall were both affected. In another, a failed shower pan had wet the adjoining closet and the entryway, and the second bathroom had its own problems. If your house is in the 32907 area and you have a tiled shower from the original build, the pan is the first thing we’ll look at.

Southwest Palm Bay
What they noticed: staining at the baseboard in the guest bedroom, on the wall shared with the hall bath.
What we found: the tub drain had been leaking under the tub. The water had wet the bathroom floor from below and gone through the wall into the bedroom, where it had soaked the drywall and the flooring. Mold on both sides of the wall.
What we did: full containment covering both rooms, then water mitigation and mold remediation together: affected flooring and drywall out in both rooms, framing and slab treated and dried, clearance by an independent licensed assessor when we were done. The homeowner’s plumber fixed the drain while we had the wall open, which is how it should go.
Another southwest job was a tenant-occupied house referred by the listing realtor. The tenant had noticed condensation around an A/C supply register. We found early microbial growth on and around the grille, the kind that comes from cold supply air meeting humid room air, caught before it had gone anywhere else. Not every call ends in a remediation. That one ended in a written finding the owner could act on.
Northeast Palm Bay
The northeast quadrant, closer to the river and US-1, gave us the exceptions to the drain rule. A roof leak that had found its way into several rooms at once, where the first job was containment so cleanup in one area didn’t spread spores into the rest. A whole-house water filtration system that failed and left several inches of water through the home, a pure water-damage job that only stays a water-damage job if the drying starts fast. And a condo where the owner called for a free moisture evaluation: our meters found nothing elevated, but we did find old water damage above a recently replaced entry door and in the flooring beside it. We told her so, in writing, and she had what she needed for the door installer.
One more northeast job is worth mentioning because it was complicated in a way a lot of Palm Bay properties are: an association, recent construction work, and a tenant all had a stake in what was wrong and whose problem it was. We did what we always do in that situation, which is document everything, every reading, every photo, every date, so the owner had a clean record to hand to whoever needed it. The customer’s word for the experience was “low-stress.” That’s the goal.
Southeast Palm Bay
A southeast homeowner did something we recommend when a problem is in a bathroom ceiling or anywhere else where the extent isn’t obvious: she had an independent licensed mold assessor inspect first. The assessor wrote a protocol, a document that says what to remove, what to clean, and how to verify. We followed it: containment, antimicrobial treatment, HEPA vacuuming, and encapsulation of the master bath ceiling. Then the assessor came back and cleared it. That’s the Florida system working the way it’s designed to, with the person who tests and the person who remediates being two different companies. We’re the second one. We don’t test, and we’ll tell you plainly when a job needs an assessor before we touch it.
And the one that didn’t fit a quadrant
A dining-room window had been letting rain in. Mold on the drywall, the baseboards, and the wood floor beneath. We removed the affected material, dried and treated the area, and the room was back in use in a week or two. Window leaks aren’t the Palm Bay norm the way drains are, but in a storm year they show up, usually at a window on the weather side of the house that’s shifted in its frame.
What this means for you
- If you smell mold and can’t find it, think drains before roof. Check under the vanity, feel the floor around the tub and shower, and look at the wall behind the air handler.
- Soft, lifting, or cupped flooring near a bathroom or the A/C closet is water under the floor until proven otherwise.
- A slow leak means the mold has a head start. The remediation scope is set by how far the water went, which is why we meter the whole area and don’t quote over the phone.
- Fix the leak while the wall is open. We coordinate with your plumber so you’re not paying to open it twice.

Hours, response, and what it costs
Palm Bay is the far south end of our service area, about forty minutes from the Cocoa office. For an emergency during business hours we’re normally on site within about an hour. We’re open Monday through Friday, 8 to 5, and we don’t run overnight; existing customers with a job in progress have an after-hours text line. The inspection is free. The estimate is written in Xactimate before any work starts, and if insurance is involved we document the source and the damage in the format your adjuster uses, while working for you rather than the carrier. We offer a discount for veterans and seniors. We don’t rebuild; we’ll point you to a contractor we trust for the drywall and flooring afterward.
If you’d like to see the water-damage side of what we do in this part of the county, we have a page on water damage restoration in Palm Bay as well.

Does insurance cover mold in Palm Bay?
Sometimes, and the wording of your policy decides it. Most Florida homeowner policies pay for mold only when it is the result of a sudden, covered water event (a burst supply line, a water heater failure, an A/C overflow) and many cap mold coverage at around $10,000 unless you bought an endorsement. Mold from a long-term leak, humidity, roof neglect or a window that has been seeping for years is usually excluded. What we do about that: we document the moisture source, take readings and photos before anything is removed, and write the scope so your adjuster can connect the mold to the covered event. If there is no covered event, we tell you that too, so you are not paying a deductible on a claim that will be denied.
