Free Mold Inspection in Brevard County, FL

See something that might be mold? We will come look at it for free. A licensed mold remediator (Florida license MRSR3317) comes to your home anywhere in Brevard County, inspects the area, meters the moisture behind it and tells you plainly whether it is mold, what is feeding it and what it would cost to fix. No charge, no obligation, no sales pitch.

What the free inspection includes

We look at the spot you are worried about and at the places mold usually hides nearby: behind the baseboard, under the sink cabinet, around the air handler, at the window and door frames. We take moisture readings in the drywall and the floor with a pin and a non-invasive meter and use a thermal camera where it helps, so we can tell whether the area is still wet or dried out long ago. Then you get a straight answer on the spot: whether it is mold, whether it is a licensed-remediation situation or something you can clean yourself, what is feeding it, and a written scope with a price if work is needed. If the honest answer is that you do not need us, that is what we tell you.

What it does not include, and why

We do not do air sampling or lab testing, and we will not sell it to you. Florida law keeps mold remediators and mold assessors separate so the company that tests is not the company that gets paid to fix. If your situation needs lab results (a real estate transaction, a landlord dispute, a health question from your doctor), we will say so and refer you to an independent licensed assessor. The same assessor handles the clearance at the end of any remediation we do, so you have third-party proof the job is done.

When to call

A musty smell that comes back after cleaning. Black, green or white spotting on drywall, ceilings, closet walls or the back of furniture against an outside wall. A stain under a window or at the ceiling edge after rain. Soft or bubbling drywall or baseboard. A leak, A/C overflow or flood you dried yourself and want checked. A home you are buying or renting out. Any of these is a reasonable reason to have someone look, and the look is free.

What happens if it is mold

You get the scope in writing before anything starts. Licensed remediation follows the same sequence on every job: find and stop the moisture source, build containment with negative air so spores do not spread through the house, remove the materials mold has grown into, HEPA-vacuum and clean what stays, dry the structure, then bring in the independent assessor for clearance. We do not do the rebuild, so there is no incentive to tear out more than necessary; a separate contractor or your own handyman puts the drywall back. Most residential jobs take two to four days. If the mold came from a sudden water event, we document everything so your insurance adjuster can tie it to the covered loss.

Why homeowners pick us for the look

The owner, Ryan, does most inspections himself. The company has been in Cocoa since 2018, is IICRC certified (firm #70210609) and Florida licensed for mold remediation (MRSR3317), and has a 5.0 rating across more than a hundred Google reviews, many of them from people we told did not need a remediation.
