What is different about water damage in Brevard County

Three things shape almost every water job here. First, nearly every house sits on a concrete slab, and a slab holds water. A leak that looks like a wet spot on the floor has usually wicked into the slab, up the drywall and into the baseboards, and a tile or vinyl-plank floor traps it there. Second, the humidity. Outside air runs 60 to 80 percent most of the year, so opening the windows makes a wet house wetter; the air conditioner and a dehumidifier are what dry it. Third, the age mix. North Brevard and the river neighborhoods have 1960s and 70s block homes with cast iron and galvanized plumbing; Viera, West Melbourne and the newer Palm Bay subdivisions have builder-grade supply lines, upstairs laundries and A/C air handlers inside closets. The failure points are different, and so is where we look first.

The most common calls, in roughly the order we get them: A/C condensate lines backing up into a closet or hallway, water heaters letting go in the garage, supply lines under kitchen and bathroom sinks, washing machine hoses, toilet overflows, and after a storm, wind-driven rain through windows, doors and roof edges. The beachside towns add salt-air corrosion on anything metal and flat-roof intrusion that shows up weeks after the rain.

How a job goes, anywhere in the county

We start with a free moisture evaluation: thermal imaging to see where the water went and moisture meters to measure how wet each material is, plus a reading on a dry wall in your own house to set the target. You get a written scope and price before anything starts. Day one is extraction, pulling wet pad and baseboards, and setting air movers, dehumidifiers and HEPA air filtration. We come back daily and log the readings. Most slab homes read dry in three to four days; anything still wet on day four comes out. At the end you get the full package of readings, photos, estimate and invoice, which is exactly what an insurance adjuster needs. We work for you, not the insurance company, and we do not do the rebuild, so there is no incentive to tear out more than the meters say.

Does insurance cover water damage in Brevard County?

Usually, when the cause is sudden: a burst supply line, a failed water heater, an A/C overflow, an appliance hose. Usually not, when it is gradual: a slow leak that went unnoticed for months, seepage through block, or a roof that needed repair. Many Florida policies now cap water mitigation at a few thousand dollars, which matters when a medium job runs more than that. Every policy is different and we cannot promise what yours will pay. What we do is document the cause, the moisture readings and the materials so the claim is decided on facts. See our insurance claim documentation page.
